Spring Is In The Air
We are very pleased to have been warmed by some beautiful spring sunshine over the past week, bringing with it an increase in requests for market appraisals and buyer enquiries.
Traditionally, spring is the busiest time of year to sell houses in the local area, and following on from two record breaking years in sales prices locally, we do expect anything less than another brilliant spring in 2022.
Rightmove have confirmed this week that average asking prices on properties in the UK have hit another record high this month, and the highest increase in property prices since 2004.  This is another great sign for a busy spring market this year.
This coupled with the fact that there are over double the number of buyers versus sellers looking to secure homes at the moment nationally, we are excited to see what amazing results we will achieve for our sellers.
Whilst the results we are achieving for our sellers are brilliant, we equally understand that for buyers it is challenging to secure houses at the moment, and may continue to be tricky the further we go into the spring market. Our best advice for buyers looking for houses at the moment is:
- Ensure you are registered with all local agencies in the area you are looking and signed up to receive alerts from local agencies when their properties go onto the market.
- If you haven’t already, sign up for a free account at Rightmove to receive instant alerts of new properties going onto the market.
- Speak with a mortgage broker and obtain an Agreement In Principle (AIP) before arranging viewings on properties.
- Arrange viewings for properties on the same day in which they go onto the market. Houses are selling very quickly at the moment, so if you call on the same day of a property being advertised, you stand the best chance of being able to get a viewing!
